DSCR Loans

A DSCR (Debt-Service Coverage Ratio) loan is a business-purpose mortgage for rental and investment properties that qualifies you on the property's income — not your personal income. Instead of tax returns, W-2s, or pay stubs, the lender simply measures whether the property's rent covers its debt: the DSCR ratio equals the monthly rent divided by the monthly payment (principal, interest, taxes, insurance and HOA). A ratio of 1.0 means the rent exactly covers the payment, and anything above 1.0 is positive cash flow. If the property cash-flows, you qualify — which makes DSCR loans the go-to tool for investors who want to grow a portfolio without the income hurdles and paperwork of a conventional mortgage.
